Home Renovation Savings Program: book your post-assessment by Nov 30, 2026
If you're getting windows, doors, insulation, air sealing or a heat pump water heater rebate through Ontario's Home Renovation Savings Program (the "with assessment" stream), two dates decide whether you get paid.
Post-renovation EnerGuide assessment must be scheduled.
Post-renovation assessment must be completed, or within 180 days of your pre-assessment, whichever comes first.
Last verified against official sources: October 20, 2026. These are the current published terms; if they change, the official page wins.
In plain English
The Home Renovation Savings Program is run by Enbridge Gas and the IESO (Save on Energy). In the assessment stream, an energy advisor checks your home before any work starts (the pre-assessment). You then do at least two qualifying upgrades, and the advisor comes back for a post-assessment. The rebate is paid only after that post-assessment.
Under the current terms, the post-assessment has to be booked by November 30, 2026 and done by December 31, 2026. If your pre-assessment was more than 180 days before that, your own deadline is earlier: 180 days after your pre-assessment.
Who this affects
- Homeowners (landlords apply for rentals) of detached, semi-detached, row, non-stacked townhouse or mobile homes on a permanent foundation.
- Heated by Enbridge natural gas, or by electricity, oil, propane or wood on the IESO grid. Cornwall Electric customers are not eligible.
- Anyone who has had a pre-assessment and hasn't finished their upgrades and post-assessment yet.
- Anyone planning windows, doors or insulation and hoping for this rebate this year.
The 2-upgrade rule: why windows alone get $0
Qualifying upgrades include attic insulation, wall insulation, foundation insulation, exposed floor insulation, air sealing and a heat pump water heater. Adding one of these to a window project can make the whole project eligible, including $100 per window/door rough opening. The program itself recommends not relying on air sealing as one of your only two upgrades, because you might miss its target.
What each upgrade pays (current official terms)
| Upgrade | Rebate |
|---|---|
| Windows, doors, skylights, sliding doors | $100 per rough opening (min. 3 window openings, or 1 door/skylight/slider; ENERGY STAR; full unit incl. frame) |
| Attic insulation to R-50 | $1,500 / $1,200 / $900 depending on starting level; cathedral/flat roof $780 |
| Exterior wall insulation | $3,600 / $2,100 / $1,200 depending on R-value added |
| Foundation / basement insulation | Up to $2,300 (headline; see page for sub-items) |
| Exposed floor insulation | $300 |
| Air sealing | $250 (10%+ better than target) / $200 (meet target) |
| Heat pump water heater | $500 |
| Home energy assessment rebate | $600 (pre + post assessment), paid after 2+ upgrades |
| Bonus for 3+ upgrades | $500 (post-assessment on/after Jan 5, 2026) |
Total cap: $5,000 for Enbridge-gas-heated homes, $10,000 for homes heated with other fuels. Source: official program page and eligibility requirements PDF.

Frequently asked questions
What is the November 30, 2026 Home Renovation Savings deadline?
Under the current terms of the Home Renovation Savings Program's assessment stream, your post-renovation EnerGuide assessment must be scheduled by November 30, 2026. It must also be completed by December 31, 2026, or within 180 days of your pre-renovation assessment, whichever comes first.
Who does this deadline affect?
Ontario homeowners using the 'with assessment' stream for windows and doors, insulation, air sealing or a heat pump water heater. That means owners of detached, semi-detached, row, non-stacked townhouse or mobile homes on a permanent foundation, heated by Enbridge natural gas or by electricity, oil, propane or wood on the IESO grid. Cornwall Electric customers are not eligible.
Can I get a rebate for replacing windows only?
No. The assessment stream requires at least two qualifying upgrades, and all windows, doors, skylights and sliding doors together count as one upgrade. A windows-only project gets $0 from this program. Adding a second qualifying upgrade, such as attic insulation or air sealing, can make the project eligible.
I haven't had my pre-renovation assessment yet. Is it too late?
The rules require the pre-renovation assessment before any work starts, and the post-renovation assessment must be scheduled by November 30 and completed by December 31, 2026. That is a very tight window. Contact an approved Service Organization right away to see whether it's still possible, and don't start work before your pre-assessment.
How much can I get in total?
The official terms cap total incentives at $5,000 for homes heated with Enbridge natural gas and $10,000 for homes heated with other fuels. Per-upgrade amounts are listed on the official program page. There is also a $600 assessment rebate and a $500 bonus for 3 or more upgrades.
Does this deadline apply to heat pump, solar or smart thermostat rebates?
Those are separate 'single upgrade' rebates with their own rules. The official FAQ doesn't publish the same November 30 / December 31 dates for them, but check each program's official page before relying on that.
How and when is the rebate paid?
According to the official program, rebates arrive within about 60 days by cheque or about 30 days by e-Transfer after your completed file is processed.
Will the program continue in 2027?
The IESO's 2025-2027 plan budgets for the program through 2027, but the terms for the assessment stream after December 31, 2026 have not been published. Don't assume the same rules or amounts will apply next year. Check the official page.
